The Cost of Waiting
An unwanted property doesn't just sit there — it costs you
Every month on the open market is money and stress. Here's what a slow sale actually adds up to.
Average time to sell on the open market in the UK
Sales that fall through before completion, restarting the clock
Typical estate agent fees, taken straight off your sale price
Mortgage, council tax, insurance and upkeep on an empty house you can't afford to neglect
Zero Cost. Zero Effort. Zero Pressure.
You don't need a single penny to sell to us
No solicitor to pay, no survey to fund, no cash needed upfront or ever. We cover every professional fee involved in selling your property to us — and if we ever think you'd genuinely do better another way, we'll tell you.
Fees you'd normally pay — covered by us
- Solicitor & conveyancing fees £1,500
- Property survey / valuation £350
- EPC & legal searches £300
- Estate agent commission £2,280
- Removals & house clearance £450
Every one of these, on us. You keep the number we agree — nothing comes off it.
Genuinely zero pressure
You can say no at any stage, for any reason — even after we've made an offer. Nothing is owed, nothing is signed until you're ready.
Honest advice, even against ourselves
If your property would likely fetch meaningfully more on the open market or with an agent, we'll say so — even if it means we don't buy it.
Exclusive to BP Properties
Introducing Price Lock — your post-inspection offer that can't shrink
Once we've inspected your property and confirmed a price, almost every "we buy any house" company does the same thing: they agree that fair price — then, right at exchange of contracts, or even in the days just before completion, they come back and try to renegotiate it down. It's called gazundering, and it's standard practice across the industry, precisely because that's the moment you have the least room to walk away.
With Price Lock, that simply can't happen to you.
We inspect first, then we lock it
Our offer is confirmed only after a full inspection or survey — so the number we lock in already reflects your property's real condition, not a guess.
Locked through exchange and completion
Once confirmed, that price is yours — in writing — all the way through exchange of contracts and right up to completion day. No renegotiation when you're most exposed.
What you accept is what completes
The figure on completion day is the same figure you agreed to weeks earlier — not a lower one dressed up as a "revised valuation" at the last minute.
Fast Sale vs. Traditional Sale
Two very different journeys to "sold"
See how selling to BP Properties compares with listing on the open market. The difference isn't small — it's night and day.

Try It Yourself
What could your property be worth to us?
A rough, instant estimate — enter what you think your property is worth and any repairs it needs, and see an approximate cash offer. No details taken, nothing saved, just a starting point for a conversation.
This is a simple illustration, not a valuation — our real offers depend on location, condition, lease length, market conditions and more. Every property is looked at properly by our team before we ever make a real offer.
Real Story
Knotweed, a Crumbling Roof, and a Clifftop View Nobody Would Mortgage
Derek's bungalow near St Bees on the Cumbrian coast had one of the best sea views in the village — and one of the worst gardens. An established patch of Japanese knotweed had spread from next door, and no mainstream buyer or lender would go near it.
Two separate buyers had already walked away once their mortgage surveys flagged the knotweed — lenders in the UK routinely refuse to lend on a property within 7 metres of an infestation until it's professionally treated, and treatment plans often carry a 5–10 year guarantee period before a full mortgage is straightforward again.
Derek didn't have £9,500 to spend on treatment, and didn't want to wait years for a guarantee period to run its course before selling. We visited, confirmed the knotweed's extent with our own contractor, and made a fair offer that accounted for the treatment and monitoring costs — £131,000, around 22% below the knotweed-free value, but with nothing further to arrange or pay for on his side.
No treatment plan to commission, no survey to fail, no second buyer to lose. Derek accepted on a Tuesday and had funds in his account 12 days later, in time to put a deposit down on a smaller cottage further along the coast.
"I'd resigned myself to spending thousands just to make the house sellable at all. BP Properties just... bought it. No lectures, no drawn-out negotiation — a fair number and a date I could actually plan around."

The Real Numbers
Lower headline price. Higher amount in your pocket, sooner.
A worked example on a typical £100,000 property — what you actually walk away with once every fee, delay and risk is counted, not just the price on the board.

Being straight with you: if an open-market sale goes perfectly, first time, with no fall-through, you could net a little more overall. Our offer is lower because you're paying for a guaranteed outcome — a fixed price and zero stress, completing in as little as 7 days depending on your situation — instead of 4–6 months of hoping it doesn't collapse. Figures are illustrative averages; every property and situation is different, which is exactly why we talk it through with you first.
A little less money. A guaranteed, fast, stress-free sale. That's the whole trade.
