There isn't one right way to sell a property — there's the right way for your situation. Here's how the three main routes actually compare, in plain terms.

The open market, via an estate agent

This is the route most people picture first, and it can achieve the highest headline price when a property is in good condition and there's no rush. But it comes with a long tail of uncertainty: viewings, offers that get renegotiated after survey, buyers who pull out mid-chain, and a typical timeline of three to six months even in a healthy market — longer for anything with an unusual issue attached. Property auction

Auction can suit a property that's genuinely hard to mortgage, since cash and bridging-finance buyers dominate the room and completion is contractually forced (usually 28 days after the hammer falls).
