East Sussex is a county of sea, chalk and clay: a coast of retirement bungalows and Victorian flats, and an interior of downland villages and Weald towns. The housing that sells slowly here isn't the Georgian terraces of Lewes on a good day. It's the top-floor flat in a St Leonards conversion with 64 years on the lease, the Meads mansion-block flat with a works notice, the Cooden bungalow that's been in probate for a year, the Peacehaven plotland bungalow on an unmade road, the listed house in the Lewes flood zone. If you're searching for a quick house sale in East Sussex, you almost certainly own one of those, and the open market was never built to move them quickly.
Flats, leases and what lenders want
A lender wants 70 to 80 years on a lease, a ground rent that doesn't double, a service charge that makes sense and a building with no works notice outstanding.
