The Property Guide

Selling Property in the UK: A Complete, Honest Guide

Whether you're weighing up an estate agent, wondering if auction is worth the risk, or you've simply had enough of a property that won't sell, this guide walks through the real options, the real trade-offs, and where BP Properties fits in. We buy any house — but we'd rather you understood the whole picture first, not just our part of it.

01

Your options when selling a house

There isn't one right way to sell a property — there's the right way for your situation. Here's how the three main routes actually compare, in plain terms.

The open market, via an estate agent

This is the route most people picture first, and it can achieve the highest headline price when a property is in good condition and there's no rush. But it comes with a long tail of uncertainty: viewings, offers that get renegotiated after survey, buyers who pull out mid-chain, and a typical timeline of three to six months even in a healthy market — longer for anything with an unusual issue attached. If your house is straightforward, well-presented, and you're in no hurry, this is often still the right choice.

Property auction

Auction can suit a property that's genuinely hard to mortgage, since cash and bridging-finance buyers dominate the room and completion is contractually forced (usually 28 days after the hammer falls). The catch is that you don't control the price — a reserve protects you from a disaster, but there's no guarantee of a strong result, and auction fees typically run higher than an estate agent's commission. It's a real option for the right property, not a shortcut for every seller.

A direct cash house buyer

This is where we operate. We buy any house directly, in cash, in whatever condition it's in — no viewings parade, no chain to collapse, no waiting on a mortgage valuation. We'll say this plainly, because we think sellers deserve honesty rather than a sales pitch: our offer is lower than a top open-market price. That's the trade-off, and it's a genuine one — you are paying, in effect, for speed and certainty, not getting something for nothing. For a seller facing probate, repossession risk, a failed sale, or simply the need to move on with life, that trade is often the right one. For someone with time and a straightforward property, it may not be.

02

Best practice before you commit to a sale

A few sensible steps — whichever route you choose — will save you time and protect you from surprises later in the process.

Get a valid Energy Performance Certificate. You're legally required to have one before marketing a property — check or renew yours via the government's EPC register.

Confirm your title is clean and up to date. A quick check with HM Land Registry catches boundary or ownership issues before a buyer's solicitor does.

Instruct a solicitor early, not after an offer lands. Conveyancing is almost always the bottleneck in a sale — having one in place from day one shortens every route, including ours.

Get an independent valuation. A RICS-qualified surveyor gives you a realistic benchmark, so any offer — including ours — can be judged against a real number, not a guess.

03

Why homeowners choose BP Properties

We built this business around solving the situations other buyers walk away from. Here's what that actually means for you.

Genuine speed

Completion in as little as 7–10 days when you need it, because there's no chain and no mortgage lender's timetable to wait on.

Certainty, not a maybe

Once we agree a figure, our solicitors don't renegotiate at the eleventh hour the way a chain buyer's mortgage survey so often forces.

We buy any house

Damp, damage, an incomplete renovation, a difficult tenant still in residence — condition and situation are exactly what we specialise in, not a reason we say no.

No pressure, ever

Our offer is genuinely no-obligation. Plenty of homeowners talk to us, get a figure, and take their time — some come back months later, some don't come back at all, and that's fine.

To be candid: we're not the buyer for everyone. If your priority is squeezing out the highest possible price and you have months to wait for the right buyer, an estate agent will usually serve you better. We're the right call when speed, certainty, and a guaranteed completion date matter more than the last few percent of price — and we'll tell you so honestly on the phone, not just in the small print.

04

Every property type, every issue — and how fast we can buy it

Some issues put buyers off completely. They're exactly the situations we deal with every week, and in almost every case we can complete far faster than the open market ever could — here's what we mean in practice.

Unmortgageable properties

Non-standard construction, spray foam insulation, or visible structural movement will see most high-street lenders decline outright — that rules out roughly nine in ten buyers before they've even seen the place. Because we buy in cash, no mortgage valuation stands in the way: we can inspect, offer, and complete in as little as 7–10 days.

Short lease flats

Once a lease drops under around 80 years, marriage value kicks in and extending it gets expensive and slow — and most lenders won't touch anything under 70 years at all. We buy short-lease flats directly and deal with the freeholder ourselves — real completions in as little as 12 days.

Probate & inherited property

Grief is hard enough without a house sitting empty, uninsured, and depreciating while paperwork clears. The government's own guidance on applying for probate is a sensible first stop; once probate is granted, we can move quickly with multiple beneficiaries and executors — often completing in as little as 3 weeks.

Non-paying or difficult tenants

Section 8 and Section 21 processes routinely stretch past six months through the courts, and most buyers refuse to complete until vacant possession is secured. We can buy with tenants still in place and take over the situation ourselves — completions as fast as 11 days.

Fire, flood & smoke damage

Damage that leaves a property uninsurable also leaves it unmortgageable, trapping sellers between an insurer's dispute and a buyer pool that's evaporated. We inspect and offer on the property as it stands — no repairs required first, with completions in as little as 10 days.

Subsidence & structural movement

A subsidence history stays on a property's insurance record indefinitely and frightens off lenders long after underpinning work is complete, whatever a surveyor's report actually says about current risk. We've bought these outright before — completions in as little as 9 days.

Cladding & fire safety remediation

Post-Grenfell EWS1 requirements have left thousands of leasehold flats effectively unsellable through normal channels while remediation funding is sorted out — a situation entirely outside any individual leaseholder's control. We assess remediation status directly and can still make a fair cash offer.

Repossession & financial pressure

When arrears are mounting, a guaranteed completion date measured in days rather than months can be the difference between selling on your own terms and having that decision made for you by a lender. We can often complete before a repossession date arrives.

Divorce & separation sales

A jointly owned property is often the last practical matter to settle, and a slow open-market sale can keep two people financially tied together for far longer than anyone wants. A single cash buyer, one offer, and a fast completion lets both parties move on cleanly.

Unfinished or part-renovated houses

A stalled renovation — no kitchen, an exposed roof, half a rewire — is uninsurable and unmortgageable in the eyes of most lenders, and finishing the job yourself costs money and time you may not have. We buy part-finished projects as they stand and complete the works ourselves.

Japanese knotweed & invasive species

A confirmed knotweed infestation within 7 metres of a property is a standard mortgage decline, regardless of how far a treatment plan has progressed. We factor a proper treatment plan into our offer rather than walking away from the property entirely.

Ex-council houses & flats

Many lenders apply stricter criteria — or outright refuse — on high-rise ex-local-authority flats, non-standard concrete construction, or blocks with fewer than a certain proportion of owner-occupiers. We buy ex-council stock across the country without those restrictions.

Nationwide Coverage

We buy houses across the whole of the UK

From city terraces to rural cottages, we buy any house in any county — here are some of the areas we're most active in, and where we've built up local knowledge of the market, the councils, and the conveyancing quirks that come with each region.

Our London buyers move quickly on everything from ex-council flats in Zone 3 to period terraces where lease length or cladding has scared off mortgage buyers. In Manchester and across Liverpool, we regularly buy tenanted buy-to-lets and properties left behind by landlords exiting the market. Around Birmingham and the wider West Midlands, probate and inherited property make up a large share of our enquiries, while in Leeds and Sheffield we see a steady stream of structurally affected and unmortgageable houses that other buyers have already walked away from. Down south, in Bristol and across Nottingham, and along the coast in Bournemouth and Southampton, we buy everything from holiday lets to family homes going through a fast, sometimes difficult, transition.

Don't see your county? It doesn't matter — we buy any house across all of England, Scotland and Wales. If in doubt, tell us about your property and we'll let you know straight away whether we're able to make an offer.

Whatever route you're weighing up, the goal of this page is the same as the goal of our business: helping you make a properly informed decision about your own property. We buy any house, in any condition, anywhere in our coverage area — but we'd rather earn that sale by being the most transparent option on the table than by being the loudest. If a fast, certain, no-obligation cash offer sounds right for your situation, get in touch; if it doesn't, we hope this guide has still been useful.
